The problem

The London Borough of Southwark asked us for an expert opinion to help develop design proposals for a major, mixed-use development in one of London’s most blighted urban centres. Previous attempts to progress the development had stalled through lack of public confidence.

Our contribution

We evaluated the proposed design,discovering that it was disconnected from its setting. The area was at risk of becoming introverted and competitive, rather than integrated and complementary.

We suggested an alternative design concept, based on an extension of the existing ‘high street’ and the creation of a major new civic space.

We undertook research to prove this concept and then collaborated with the design team to implement it. In the present design, the new development is firmly embedded in its local area.

The outcome

The local authority is on track to realise its aspirations for the area. The design has gained public support and the Greater London Authority has endorsed the plan.
